Arrive from above

A continuous descent from sixty thousand feet to the property line — down the Space Coast, inland past Cocoa, into Canaveral Groves, and onto the corner of Pine and Mango. Then real aerial footage takes over at rooftop height.

The property

An acre of your own, and nobody to answer to.

Canaveral Groves was laid out for people who wanted room. It is not a subdivision so much as a grid of wide, wooded parcels west of Cocoa, where land is measured in acres instead of feet and the rules are the ones you set. 3440 Pine Street occupies a full one of them — a corner lot at Pine and Mango, the house set well back from the road behind a long ribbon of concrete drive.

What sits on it now is not the 1980 house that was built here. The home has been taken apart and put back together with more than two hundred thousand dollars of recent work, and the receipts are in the unglamorous places as much as the visible ones: hurricane impact windows and doors throughout, a new electrical panel, a new water heater, ductwork and R-35 insulation in 2023, a 2023 septic system, an encapsulated crawl space, and upgraded subfloor and supports underneath it all. The roof dates to 2019.

Inside, the plan opens up. Ceramic plank tile runs unbroken through the living space, where an exposed walnut beam and post frame the transition between rooms and a floor-to-ceiling stacked-stone fireplace — wood burning, with a rough timber mantel — anchors the far wall. The kitchen is new: white shaker uppers over warm wood bases, a quartz-topped island with seating, tan subway tile, stainless appliances. A sliding barn door opens to a bonus room large enough to be a second living room, a media room, a gym, or a guest retreat. Both bathrooms have been remodeled, and the bedrooms are split.

No homeowners association. Fifty feet of outbuilding. Room for the RV, the boat, and everything else — behind your own fence.

Outside is where this property separates itself. The pool is in-ground and twelve feet deep at the far end, wrapped in a wide concrete deck. Beyond it stands the 50-by-18-foot outbuilding — a screened, vaulted steel structure big enough to live in, currently furnished as an open-air lounge facing the water. A second 24-by-20-foot shed handles overflow. The backyard is fully fenced with a separate dog run, and there is parking for the RV, the boat, the trailers, and the toys that come with them.

The location

Acreage, ten minutes from the causeway

Canaveral Groves sits west of US-1 in unincorporated Brevard County, a pocket of large lots and pine canopy that shares a zip code with Cocoa but very little else. State Road 528 and Interstate 95 are both a short run from the end of the street, which is what makes the trade work: an acre and no HOA out here, with the beaches, the port and the Space Center all inside a half-hour drive.

Cocoa Village — the walkable historic district on the Indian River, with its restaurants, galleries and Friday markets — is sixteen minutes east. Launches from Kennedy Space Center and Cape Canaveral are close enough to watch, and Orlando's airport is a straight shot west on the 528.
